Historic Bosley Real Estate expands by acquiring modern-minded TrilliumWest

After almost 100 years in the business, Bosley Real Estate is still eager to grow, expanding its reach in Southwestern Ontario by bringing independent brokerage Trillium West into the fold.

This deal adds about 100 agents to Bosley’s existing team of 260 agents.

Based in Toronto, Bosley Real Estate was started back in 1928. Christan Bosley, president and broker of record, is the fourth generation running the company.

“We’re the oldest independent, coming up on 98 years, and with that comes a lot of traditional thought,” Bosley said in an interview with Real Estate Magazine. “The benefit of having outside people come in and challenge what we’re doing and how we’re doing it is incredible.”

“Our Realtors were asking for more”

Curt Knight, broker of record at Trillium West, told Real Estate Magazine that the two companies have had a long connection as part of Leading Real Estate Companies of the World.

“Anytime we had clients we needed to send to the GTA, we would reach out to Bosely, and vice versa,” said Knight who works alongside his wife Erin Knight, who’s also broker/manager.

The firm started up in 2014 and has offices in Guelph and Kitchener.

Knight explained that as they grew a lot locally their agents wanted more support services.

Bosley’s history means they already have systems set up that could help out Trillium West’s crew – like legal advice right inside the company plus admin and accounting help.

“Being an independent brokerage, we don’t have the cut-and-paste manual that some of the big franchise models have, so for us to try and build some of these services from the ground up was going to be a significant undertaking,” said Knight. “We started to have conversations with some of the other brokerages like Bosley about how they were doing things, and we were like, ‘Well, this makes sense that we combine forces.’”

A balance of traditional and new approaches

Knight mentioned that Trillium West brings fresh marketing ideas to Bosley’s table.

“With Bosley, there’s a lot of history there, but you can become a little stale, and I think that’s what they’re really liking about our branding is it’s more fresh and cutting edge,” he said. He pointed out they have their own marketing team including a videographer and graphic designer.

The plan is for Trillium West to share some successful marketing strategies with Bosley – like those neighborhood posters they hand out free.

The business case for consolidating in today’s market

Knight noted it’s pretty normal these days for smaller independent brokerages to join forces when things get tougher on the market – which helped push Trillium West toward this deal.

“Combining two of the larger independent brokerages in the province gives us a lot more power to keep market share against some of the bigger franchises and big national brands,” he added.

The merger should wrap up next year according to Knight. Right now both brands are running side-by-side while everything transitions smoothly.

“That way we can give Bosley a head start on getting some brand recognition in our local area,” he said.

Cultural alignment is key

Bosley shared how rare it was finding another brokerage on their wavelength.

“Finding another brokerage that shared our independent spirit, client-first mindset and commitment to doing real estate the right way was no easy task,” she said. “Trillium West stood out as a perfect match – innovative , local , community-driven , and deeply aligned with the Bosley ethos. Together , we’re building something truly special.”

This acquisition expands Bosley’s footprint across Toronto plus Guelph , Kitchener-Waterloo , Cambridge , along with nearby areas.

The family story goes back starting with William H. Bosley , great-grandfather ; since then they’ve been known as one with Toronto real estate. Beyond running their business steadily over time , members have held many leadership roles including positions at Toronto Regional Real Estate Board (TRREB), Real Estate Council Ontario (RECO), Ontario Real Estate Association (OREA) plus Canadian Real Estate Association (CREA).
