WHP Telecoms Ltd is set to take up more than 27,000 sq ft in the building, paying a headline rent of £365,000 per year. This marks a big step up from their current space at Cambridge Research Park. The new office will accommodate 120 employees and includes extra storage and industrial areas on the ground floor.
The office features a spacious open-plan design on the first floor and comes finished to a high standard, with meeting rooms, conference facilities, a kitchen, and restrooms. There’s also a lift, fiber optic broadband, strong power supply, plus ample parking and outdoor space. WHP Telecoms joins other tenants at Cambridgeshire Business Park like Shearline Precision Engineering, Cambridge Life Sciences Ltd, and Australian Laboratory Services.
The landlord, Oil & Gas Holdings, has moved its base to Dubai but kept part of the building where Ubiety Technologies now occupies around 14,000 sq ft.
Luke Davenport, Director at Cheffins who managed this deal says: “This particular transaction has been rewarding as it is a prime example of the detailed market knowledge which Cheffins can bring to its clients. Denmark House was not actively on the market.
“Our client, who has historically occupied the whole building, was considering its options for how best to use Denmark House for its own business needs in the future. WHP Telecoms’ wish to expand from Cambridge Research Park presented an ideal opportunity to present to our client and happily we have been able to structure a deal where they can both operate from three self-contained parts in the building.
The company’s move from an office-only setup into a combined office/workshop/warehouse shows how another Cambridge business is trying to bring all their needs under one roof. We’re seeing more companies picking attractive ‘mid-tech’ buildings these days – looking for ways to cut overall property costs by paying higher industrial rent instead of typical business park office rates.”
Matthew Milne, Business Unit Director at WHP Telecoms adds: “WHP, like many organisations in the telecommunications sector, has experienced a significant shift in client expectations in recent years. This evolution has necessitated an increased focus on maximising output, quality, and communication more than ever before.
“The ability to consolidate all our projects under one roof, alongside the operation of our warehouse facility at the same location, has enabled us to re-establish a truly unified team. The space available at our Ely site also provides an excellent opportunity for organic growth in the coming months, allowing us to fully utilise both the internal and external areas to their maximum potential.”
