Cambridge Business Park is moving forward with its redevelopment plans, and some fresh images have been shared showing what it could look like. The Crown Estate wants to turn the park into a mixed-use area and establish a new hub for North East Cambridge.
They’ve started the latest public consultation phase, releasing updated visuals of the site’s possible future. According to The Crown Estate, this project could create over 8,000 jobs by offering flexible lab and office spaces as part of the development.
Based on community feedback, the plans now feature four distinct ‘character areas’ which include:
A main square – featuring labs, cutting-edge workspaces, science exhibitions, new shops, cafes and restaurants; plus working alongside groups like The Phoenix Trust to build an inviting public space for locals. Testbed – a zone for experimental workspaces, an innovative mobility hub, the already approved Origin innovation hub, and a landmark building marking the entrance with new co-living homes. A mixed-use neighbourhood – providing quality homes in various price ranges along with workspace and residential gardens. Park Edge – offering community green space with play areas, sports facilities, labs and a new water feature.
The plans also include up to 210 new homes plus about 250 ‘co-living’ units mostly aimed at single renters who get private rooms but share common areas. There’ll be more public spaces too-like urban orchards and wildlife ponds-as well as improved walking and cycling paths.

Matthew Sampson, Regeneration Director at The Crown Estate, said: “We’re proud to be advancing one of the region’s most important strategic sites as part of the North East Cambridge Innovation District, contributing to a unified vision alongside neighbouring projects such as St John’s Innovation Park, Merlin Place, Brookgate and Trinity Hall Farm.
“Our proposals reflect community feedback and aim to create a place that brings together science, community and national prosperity for Cambridge’s future. This consultation marks an important milestone in refining our plans ahead of submission next year, and we look forward to continuing the conversation with the community in the weeks ahead.”
Local residents, businesses, and stakeholders are invited to check out these updated plans and give their thoughts either online or in person until December 7, 2025. Two public exhibitions will take place at Cambridge Business Park:
